Can someone explain are the vault tracks all demos from the original 1989 sessions that she’s recording now? Or are some of them more recent and she’s just tacking them on?

They are all songs initially written during the 1989 sessions that she is recording now for the re-release. Whether she’s made slight changes is unknown, but we know that all of these tracks are from that era

There are some people who don't necessarily believe this fully, or speculate that she touched up/finished some of the lyrics for them more recently, but from what she's said, vault tracks are always songs she wrote during the sessions for the album but never released. Forever Winter and Better Man, for example, have demos out there from 2011/2012 that lyrically match the vault track versions. She does sometimes change and update the production compared to the originally intended sound, however, for vault tracks only (and also Girl At Home as a one-off).
